As far as how banks are lending, it is still pretty stringent, i.e. down payments percentages are bigger than they were and credit is still important.  It really depends on the individual buyer's job as to how much they have to put down, for example, people who use " stated income" are looking at about 40% down ( at least in my field) and those with regular paycheck jobs may not have to that same percentage down, but then it also is based on the purchase price of the house, i.e. is it a " jumbo" loan, etc.

But people are still buying and it appears activity is picking up!
